In most cases, no. Many garden rooms fall under permitted development rules — meaning you can build without full planning permission provided they meet size, height and location limits. 

However, if your property is in a conservation area, Area of Outstanding Natural Beauty, or the building will be used for sleeping accommodation, permission may still be required.

Because each building is bespoke and built on-site, times vary. Smaller garden rooms may be completed in around 2 weeks; larger or more complex builds will take longer depending on specification and site access.

A solid, level base is vital for longevity. Typically this will be a concrete slab, but in situations where access is restricted or ground conditions are difficult, an insulated timber base, screw-pile system or pad-stones may be more appropriate.
